Our Commitment to You
1. Marketing
By carefully preparing your property to appeal to potential tenants we assist in
preparing your home to return the greatest income potential for you. We advertise in multiple mediums and
show your property. Our goal is to provide income flowing into you, the owner with the shortest possible vacancy time.
2. Tenant Screening
We thoroughly screen prospective residents by verifying credit,
income, employment, resident history and background checks.
3. Book Keeping
Rents are collected on the first day of the month and owner
payments are remitted on the 12th of each month, along with a cash flow statement of the
previous month’s activity. The end of the year itemized statement of income and expenses
is prepared showing all activity along with the 1099 to provide to your income tax preparer.
4. Maintenance
We oversee routine repairs or maintenance and respond to emergencies
as they occur to protect your rental from damage. We can act as your representative to contract
repairs and maintenance and work with contractors and insurance carriers. We strive to find quality service at the best price for you.
5. Legal
We commence eviction procedure on tenants who do not respect
the owners’ equity (non-payment of rent, abnormal willful damage, etc.). We adhere to Federal
Fair Housing and Arizona Landlord/Tenant Laws.
